Property N SPBS0466: Bulgarian Holiday Property / House for sale
The property / house which we have listed for you this week, is a wonderful brick and stone built cottage / estate on a very generous plot measuring some 2000m2. With a wealth of charm & character and situated in an idyllic position, I really do like this place!
The cottage is constructed from brick and local stone under a clay tiled roof. As well as the main part of the property itself, there are a further two structures attached. One is a summer kitchen situated to the left of the property when facing the front. The second is a barn which is situated to the rear. It would be possible to have one, or indeed both of these incorporated into the main dwelling, thus, greatly increasing the internal floor area. The existing cottage offers three large ground floor rooms and a corridor. There is also a semi-enclosed entrance porch, which could be enclosed to add further accommodation by the simple and inexpensive addition of two windows and a new front door.
Given my passion for property, I often see the little things that many people miss. Attention to detail is one such example. Look if you will at the 'Dentil' coursing of brickwork (this is the upper part of the external walls just under the roof line). Here you will see the detailing used for decorative effect by the builder. This tells me that the house was not simply thrown up! Instead, it was probably build for a client who suggested it be build to have aesthetic appeal, not just built for a purpose. Look too at the wonderful random stonework around the cottage. Stone is used decoratively in the walls of the cottage itself as well as on boundary walls and the barn. You might have heard the quotation "you'll feel right at home with brick & stone"........
So then.........In summary, the cottage is very structurally sound, and would require very little in the way of renovation to bring the main core of the property up to western standards. You can at your own pace then choose if you wish to incorporate the other parts of the property. What about the barn being converted into a master bedroom with en-suite shower room? What might the view be like of a morning from the window of that I wonder? Then 2000m2 of land of your own, yet with literally hundreds of thousands of m2 of open land right outside your gate. These photos have been taken in February. Look at all the mature trees and shrubs around the cottage. Can you imagine just what it might look like by the time you would be inspecting it for yourself? Spring time in Bulgaria, Mmmmmmmmm!
